Title:
Entering Rental Listings and Transactions in SkySlope (Bypassing Non-Applicable Fields)

Overview:
SkySlope is primarily designed around sales transactions, but Florida Realtors frequently handle rental listings and leases that do not require all sales-related fields. Entering rental files correctly—and knowing how to handle non-applicable fields—allows the brokerage to maintain proper records without forcing inaccurate or misleading data into the system.

Key Guidance:

Creating a Rental Listing or Transaction

  • Create the file using the Listing or Transaction workflow as directed by your brokerage.

Completing Required Fields

  • Complete all fields that legitimately apply to the rental transaction, including:

    • Property address

    • Landlord and tenant names

    • Lease start and end dates (if available)

    • Rent amount and applicable commission or fee

Bypassing Non-Applicable Fields

  • If SkySlope requires a field that does not apply to a rental (such as sales price or closing date):

    • Enter “N/A – Rental” or “Not Applicable – Rental” , "000-000-0000" or "NA@NA.NA" where the system requires an entry and does not allow the field to be left blank. This applies to Contacts for Closing Title Company Escrow Holder or Attorney, Lender, etc.

    • Use dates only when required by the system and when instructed by brokerage support—never fabricate contract or closing dates.

Commission Tab for Rentals

  • Enter the rental commission or fee structure as instructed by the brokerage.

  • If no commission is being collected by the brokerage, follow internal guidance for entering $0 or N/A, as applicable.

  • Click Submit to remove the file from incomplete status.

Documentation

  • Upload the executed lease agreement and any required brokerage or association forms.

When to Escalate

  • If SkySlope will not allow you to proceed without entering misleading information, stop and contact Support@ROGMVP.net for direction before submitting the file.

Compliance Notes:

  • Florida brokers are required to maintain records of real estate services, including rentals, and supervise the handling of all transaction files (Florida Statutes §475.25; FREC Rule 61J2-10).

  • Entering false or fabricated information into a brokerage system may create compliance and audit issues.

  • REALTORS® must act competently and honestly in documentation and recordkeeping under NAR Code of Ethics Articles 1 and 11.

  • Brokerage policy governs how rental files are entered and maintained—broker instructions control.

Bottom Line:
For rentals, accuracy matters more than forcing a system to fit. Enter only truthful, applicable information, clearly label the file as a rental, and use “N/A – Rental” where fields do not apply. When in doubt, pause and escalate to Support@ROGMVP.net. Proper handling protects the brokerage, the transaction, and your license.
